Until 2006, Edmond office users looking for Class A, prestigious space had to either settle for north and northwest Oklahoma City locations or build their own building. New construction was limited to small, single user offices or business parks looking more like traditional residential structures than high-end offices. Edmond broke into the mid rise office building market last year with the completion of Fischer Hall, a 60,000 square foot, three-story building in east Edmond. The building pre-leased to capacity with rents breaking the $20.00 barrier. As a result, phase II of Fischer Hall is now under construction on south Boulevard. For years, the general thought among office developers was that the more prestigious office users did not want an Edmond address, preferring to locate in Oklahoma City. Additionally, class ‘A’ space was readily available in north and northwest areas of the city, a fairly short commute time even for busy executives that live in north Edmond.

In the past twelve months, these negative factors have turned positive for Edmond office development. Address no longer appears to be a stigma. Oklahoma City class ‘A’ office space is currently 99% occupied, and drive times from Edmond to most of Oklahoma City have increased 25% or more. As Oklahoma City grows, traffic congestion will continue to increase, improving the attractiveness of the “work where you live” philosophy.
For these, and many other reasons, Aduddell Development Group selected Kelley Pointe at 33rd and S. Kelley to build their next office building. Kelley Pointe is a 240 acre master planned community comprised of various sizes of office buildings, retail centers, and single-family communities.

The first office building at Kelley Pointe, a 20,000 square foot, two-story project built in 2002, is home to Breast Imaging of Oklahoma, recently named as one of the top 5 Health Imaging specialty centers in the United States. Two other small owner occupied buildings are currently under construction, with more construction activity planned.
Many transportation improvements are planned that will have a significant impact on Kelley Pointe. An expanded intersection, overpass and off ramp are planned for the intersection of the Broadway Extension (I-235), Memorial Road and Kelly Avenue which will allow a direct access ramp to and from the Broadway Extension from Kelly. Additionally, the City of Edmond has designated Kelly Avenue as a Parkway. The benefits of the Parkway designation include landscaped medians in the center of the street, traffic controls, and protected turn areas. Centennial Plaza will benefit greatly form the hundreds of million of dollars being invested into this infrastructure.

Centennial Plaza was originally designed as our new home for ADG. In order to capitalize, on the location and office market demand in the area, we increased the original building size form 20,000 to 50,000 square feet. ADG purchased the 4 acre site in August of 2006. Plans have been approved by the Edmond Planning Commission and we anticipate ground breaking around October 16, 2007.
Centennial Plaza will be one of the finest, state-of-the-art office buildings in Oklahoma City. The three-story structure will incorporate the finest quality material inside and out. Large glass curtain walls, granite and marble interiors will greet tenants and visitors.
Amenities for tenants use will include a spa equipped with aerobic and weight equipment, flat screen TV’s, showers, and a juice bar. A world-class video conference room fully equipped with the latest technology will allow even the small company to do business anywhere in the world at the touch of a button. Ceiling heights, acoustics, and mechanical systems have been engineered to help our tenants get maximum productivity from their staff. Abundant parking and extensive landscaping will cap off what we believe will be the new benchmark for Oklahoma City office developments.
ADG designed and will build Centennial Plaza as if it is our home...because it will be. The ADG team will occupy approximately 10,000 square feet of space in the building. We believe that a handful of other companies, like us, desire the best surroundings for their employees and customers.
